Grove House

Grove House is a large brick-built Grade II listed house dating from the second half of the 17th century. This particular project called on our conservation and restoration knowledge and expertise.

External Refurbishment and Roof Renewal (Phase 1)

 

Scope of works

  1.  Erected a full scaffold to all elevations including the provision of a temporary roof over the whole property.

  2. Complete removal and replacement of the slated roof and leadwork. Second hand/reclaimed welsh slates were procured and fitted to all roof slopes. In addition all parapet and valley gutters were replaced with leadwork to match original details.

  3. A large 'bowed' section of brickwork was removed from the left hand side front elevation. Additional steel beams were added to support the floors. The elevation brickwork was built back to line and level.

  4. Upon completion of the brickwork replacement the front, side and rear elevations were 'tuck pointed' to match the original style.

  5. The client requested a timber 'orangery' be built to the rear of the property to replace the rotten and defective construction which was in danger of collapse. To satisfy the Conservation Officer/English Heritage we were asked to salvage a number of the original timbers and incorporate them into our new structure.

  6. Replacement sash windows were provided and installed by our joinery operative.

  7. Sash windows which were not replaced had new sash cords, weights parting/staff beads and cills replaced where necessary.

  8. Railings to the rear stone balcony were removed from site, soda crystal blasted primed and re-fixed. Balcony railings were fully decorated.

  9. The stone balcony and rear entrance steps were repaired using natural stone indents.

  10. Parapet walls to the front and rear roof areas were taken down, rebuilt and rendered using approved brick units and mortar mixes.

  11. Repairs and replacements of cast iron gutters and downpipes were under taken to improve the rainwater system.

  12. A full decoration programme was carried out to all masonry, timber and metalwork.
